Why It Matters to Assessors and Appraisers
The New Jersey Chapter of IAAO is pleased to present a four-hour continuing education seminar focused on the valuation of data centers, one of the most complex and rapidly evolving property types facing assessors and appraisers.

Michael McFarlane
Director of Operations – Appraisal, Tyler Technologies
Michael McFarlane has more than 20 years of experience in real estate valuation and specializes in mass appraisal techniques and the valuation of complex and unique properties. He holds licenses in multiple states and is an approved instructor and content creator for IAAO and several state assessing and appraisal organizations.
Seminar Description
A single hyperscale facility can represent more than a billion dollars in invested capital. Depending on how its components are classified, much of that value may never reach the final appraisal or property tax roll.
This four-hour continuing education session will equip assessors and appraisers with the knowledge and methodology needed to independently build and defend a data center appraisal.
Topics will include:
- The history and market drivers of the data center industry
- Major data center facility types
- The boundary between real and personal property
- Application of all three approaches to value
- Artificial intelligence and the data center buildout
- Socio-political considerations involving power, water, and incentives
- A 30-minute case study
- Companion Excel workbook demonstrating the methodology
